The Playfair Road Estate - Mount Colah
A substantial development of 16 split-level houses built on the side of the hill in Playfair Road - Mount Colah. A most challenging project with complex civil works, and with massive retaining walls and driveways required to access the site and position the houses. The builder was dismissed from the site because of poor performance and financial disputes and left the project in a complete mess with less than half of the domestic building works complete and virtually none of the civil works commenced. The developer then took over the project directly in an attempt to complete the works themselves but quickly ran into trouble because of horrendous site conditions and spiralling costs.
The mortgagee was forced to assumed control of the project and promptly called in the HardenFast crew to manage the site and complete the project. There were the usual disputes with contractors who claimed they hadn't been paid by the previous builder, as well as irate consultants such as engineers and surveyors etc who also had unpaid accounts. The site was also environmentally sensitive, with established properties situated at the sides and bottom of the subject site and huge problems in containing torrential storm water runoff and sediment wash.
We worked very closely on site the mortgagee to
secure the site and establish a completion schedule to finalise
the project. A massive undertaking, given the incredible amount
of drainage pipes, retaining walls, driveway structures and
services which still needed to be provided. The engineering
challenges included significant & daunting Geotechnical,
Hydraulic, Electrical, Civil and Structural issues which had to
be addressed quickly and proficiently to ensure a smooth
inspection and approval process by the project
Certifier.
